24 ACRES OF BIRDWATCHER'S PARADISE
AND SANCTUARY FOR WILDLIFE!
Welcome to the weekend home of Dick and Pat
Espenschide. The future calls for Dick and Patricia to
move to Montana; so we proudly introduce you to this
unique property that has not been used as often as it
deserves. The features and benefits of owning this home
are numerous.
Dick was personally involved in the planning and
designing of this home on this particular piece of
property. His interests all come together here: natural
light, energy conservation, environmental concerns,
wildlife and prairie restoration and maintenance free
living.
This beautiful home, nestled in 24 acres of slightly
rolling terrain, is positioned so it is well away from
the road and overlooks the scenic views and takes
advantage of the sun in both summer and winter. A
walking path leads past breathtaking flora and fauna and
a pond fed by a stream and springs. There is plenty of
pasture for horses including electric fencing. There are
organic gardens complete with fruit trees, grapes,
raspberries, asparagus and many newer trees have been
planted in the past five years.
The entrance pillars with urns for planting flowers
start a slightly curving driveway that leads away from
the road to ensure the home’s privacy. A riding
tractor is included to use for clearing snow, mowing,
plowing the garden, etc.
The custom barn (36 x 36) is made from local oak
trees and the color scheme blends with the home. To
store hay there is a second floor loft with doors that
fold open. There are two leantos. The tin roof will last
forever. There are electric fences that are easy to
maneuver leading from the barn to the pastures. The
large doors slide open in the front and the back –
when the sliding door is shut in front the access door
can be used.
The well is in the northeast corner and the septic
field is south of the home. The propane
tank is owned and on the north side of the home.
Home Features:

energy efficient Pella windows have the highest R rating
and were custom built to fit the unique sizes of the
many windows.
· The
walls have blown-in insulation also with the highest R
rating.
· The
vinyl siding is a premium grade to ensure long lasting
maintenance free exterior.
· The
shingles on the roof have a 40-year warranty.
· The
roof overhang is from two to five feet and is designed
to keep the hot sun out in the summer but allows
sunlight in during the winter.

kitchen is part of the great room concept and all
appliances remain: the refrigerator and dishwasher are
Kenmore and the microwave and gas stove are Whirlpool.
There is no garbage disposal. The water softener is
owned.
· The
three-season screened porch in the front and on the east
side is so cool and pleasant in the summer.

· The
